Jennifer Vermillion
As a Certified General Real Estate Appraiser, I provide comprehensive valuation services for a wide variety of commercial and rural properties. My experience includes assignments involving commercial income-producing properties, agricultural land, complex rural assets, and conservation easements.
I’m well-versed in USPAP and have experience performing complex assignments that require compliance with the Uniform Appraisal Standards for Federal Land Acquisitions (Yellow Book) and assignments involving conservation easements and other specialized valuation scenarios.
Over the years, I’ve had the opportunity to work with a diverse group of clients, including attorneys, accountants, lenders, government agencies, private estates, and real estate investors. I take pride in delivering reliable, objective valuations that support sound decision-making, whether for estate planning, financing, litigation, or investment analysis.
About Me
I live in Ankeny, Iowa, with my husband and our three dogs. We have four grown children and two grandchildren. In our free time we love to travel and spend time outdoors—whether it’s on a beach, hiking, biking, or exploring off the beaten path.
I grew up on a family farm in central Iowa, which gave me a deep appreciation for the land, the people who work it, and the communities that grow around it. Today, I bring that same grounded perspective to my work as a commercial and agricultural appraiser. With years of experience, I enjoy working closely with clients across Iowa to deliver valuations they can trust. This balance of professional dedication and personal connection is what drives my work every day.

Growing up on an acreage in Southeast Iowa, I learned early on that every property has a story. My time spent working alongside neighboring farmers and serving as my high school FFA chapter’s Vice President instilled in me a deep respect for the land and an eye for the details that define its value. This background inspired me to pursue a formal education at the University of Northern Iowa, where I earned a degree in Real Estate and developed a passion for the complexities of commercial real estate.
Now, as a Certified General Real Estate Appraiser, I use that academic foundation and my rural roots to bridge the gap between traditional agricultural values and commercial assets. I specialize in a wide range of property types, providing comprehensive valuation services for offices, industrial and retail buildings, and multi-family apartments, as well as development land, recreational land, and crop land.
I believe that a high-quality appraisal requires both technical expertise and a grounded perspective. My background allows me to communicate effectively with everyone from local farmers to corporate professionals.

Today, I call Downtown Des Moines home, where I enjoy the city’s energy as much as I appreciate the quiet of the country. In my free time, I stay active—whether I’m working out, riding my bike, or heading on a camping trip to enjoy the outdoors. I’m a big fan of live music, traveling, watching movies, and spending time with my family.
